Nostrand Ave - Brooklyn Mixed Use Development
EP Engineering designed the MEP systems for another high rise mixed use development for luxury condo developers, HelloLiving. The site, located in the Prospect Lefferts Gardens section of Brooklyn, will consist of (2) buildings. The first is a new 23-story, 183,000 square foot, mixed use facility. The building will contain a mixture of 1, 2, 3 Bedroom Units and Studios, totaling (153) units. The first two floors will be for Community Facility and Commercial Use (Retail, Offices). The second building will be 2-stories, 56,000 square feet, and will consist of a Community Facility and Parking Garage. The MEP systems include high efficiency multi-zone conditioning systems, condenser water system, domestic hot water heating plants, new electrical service, emergency gas generators, fire/standpipe service and fire alarm system.
- Mechanically ventilating apartments due to tight construction that utilizes high performance doors, windows and insulation.
- Working with utility companies to design the incoming electrical service location, while avoiding the nearby subway.
- Separate Energy Recovery Ventilator (ERV) systems were provided for each apartment. These systems transfer energy from the toilet exhaust to temper the air entering the apartment, thus saving energy. This also eliminated the need for exhaust and outside air risers running through the building to equipment on setbacks, saving valuable square footage for the residences.
- The electrical service location and transformer vault was closely coordinated with ConEdison in an effort to minimize the feeder lengths and equipment room sizing by sharing required clearance areas, thus saving the developer on future installation costs.
