Kimpton Hotel Theta Award Winning Hotel

The Kimpton Theta is a fully renovated 160,000 square foot, 369 guestroom hotel with fully refreshed guestrooms, and an all-new lobby, kitchen, lounge and rooftop bar. Formerly a Hilton Garden Inn, it is now an award-winning and unique hotel.

In order to begin to operate the hotel as soon as the lobby and guestrooms had been renovated, the project was split into several phases. We coordinated with the owner, architect and expeditor to split the MEP design accordingly, helping to keep the various phases on pace for the schedule.

Engineering outcomes

  • EP took care to re-use as much of the existing MEP systems as was viable, staying within building system capacities or augmenting certain systems as needed, to provide each space HVAC, power, plumbing, and fire protection and fire alarm coverage, while also serving the new aesthetic.
  • Ventilating the new kitchen on the first floor was a challenge. Our team provided a DOAS, kitchen exhaust fan and a PCU, carefully placing the DOAS and the fan on the setback roof above the kitchen, to realize a comfortable, well ventilated kitchen.
