The Lirio Hell's Kitchen Affordable Housing Development

EP Engineering provided full engineering services for the development of The Lirio- a new mixed-use development located at 364 West 54th Street in Hell’s Kitchen, Manhattan. The project development is led by the Hudson Companies, in collaboration with Housing Works, the Department of Housing and Preservation, and the MTA.

The 153,000 SF, 9-story development contains 112 affordable housing units, with ground floor commercial spaces, a community facility, as well as MTA office space and indoor parking garage.

The MEP systems included domestic hot water heating plants, new electrical service, sprinkler and standpipe systems, fire alarm system, packaged terminal AC heat pumps (PTHPs) for residential units, and variable refrigerant flow (VRF) systems for amenity spaces.

Engineering outcomes

  • Coordination of differing design requirements for the base building residential and MTA spaces while keeping all infrastructure for these spaces separate.
  • The project team had to design around a limited roof footprint for MEP equipment due to zoning and other programming requirements.
  • MTA design requirements for the project made utility coordination a challenge.
  • Residential areas were designed with MEP systems meeting the requirements of Passive House Institute of the US (PHIUS) for low-carbon emission operation.
