The Myles Luxury Residential Development

EP provides full MEP design services for the new luxury residential building located at 142 West 21st Street. The development consists of a ground-up, 13-story, 80,000 square foot residential tower featuring high-end residential units and curated amenity spaces, situated in the heart of Chelsea, Manhattan.

Working alongside BKSK Architects, EP Engineering helped facilitate a design that delivered the performance and finish level expected of a luxury residential building, while navigating the constraints of a dense urban site with tight floor-to-floor heights and limited rooftop area.

Engineering challenges

  • Maintaining desired ceiling heights within tight floor-to-floor constraints throughout all residential floors.
  • Accommodating mechanical equipment on a limited rooftop while maintaining required clearances and code compliance.
  • Coordinating utility and riser locations across all floors within a dense urban building footprint.

Engineering outcomes

  • Rooftop equipment was strategically consolidated to maximize usable roof area, enabling both public and private rooftop amenity spaces for residents.
  • Desired ceiling heights were achieved across all residential units through careful coordination of fully ducted return systems on all heat pump units, eliminating the need for ceiling-mounted return grilles and plenum space.
